# Market Data

> Access property demographics and mortgage rates directly inside your deal

The Market Data tab gives you local demographics and current mortgage rates for any deal, so you can evaluate market context without leaving Apers.

## What's Included

### Property Demographics

Apers pulls census-tract-level demographics for any US address. Data points include:

| Category       | Examples                                     |
| -------------- | -------------------------------------------- |
| **Population** | Total population, population density         |
| **Income**     | Median household income, income distribution |
| **Education**  | Education attainment levels                  |
| **Housing**    | Homeownership rate, median home value        |

  Demographics are scoped to the census tract surrounding the property address, giving you a precise view of the immediate area.

### Mortgage Rates

Apers provides current national mortgage rates:

* **30-year fixed** rate
* **15-year fixed** rate

These rates update automatically so you always have a current reference point when evaluating financing assumptions.

## How to Access Market Data

    Navigate to **Deals** in the left sidebar and select the deal you want to review.

    Inside the deal view, click the **Market Data** tab.

  <Step title="Review the data">
    Demographics and mortgage rates load automatically based on the property address associated with the deal.
  </Step>

  Make sure your deal has a property address set. Market data relies on the address to pull the correct demographics for the surrounding area.
