Market Data - Apers Documentation

The Market Data tab gives you local demographics and current mortgage rates for any deal, so you can evaluate market context without leaving Apers.

What’s Included

Apers pulls census-tract-level demographics for any US address. Data points include:

Category	Examples
Population	Total population, population density
Income	Median household income, income distribution
Education	Education attainment levels
Housing	Homeownership rate, median home value

Demographics are scoped to the census tract surrounding the property address, giving you a precise view of the immediate area.

Apers provides current national mortgage rates:

These rates update automatically so you always have a current reference point when evaluating financing assumptions.

Open a Deal

Navigate to Deals in the left sidebar and select the deal you want to review.

Click the Market Data tab

Inside the deal view, click the Market Data tab.

Review the data

Demographics and mortgage rates load automatically based on the property address associated with the deal.

Make sure your deal has a property address set. Market data relies on the address to pull the correct demographics for the surrounding area.

Faster underwriting: See income levels, population trends, and housing stats alongside your deal files.
Financing context: Reference current mortgage rates while building or reviewing financial models.
Single workspace: No need to switch to external sites for basic market research.
