How It Works

Open Playbooks

Go to the left panel and click Playbooks.

Create new

Click the Create New Playbook button.

Select Express Mode

Click Express Mode.

Describe your strategy

A text box appears. Type your investment criteria, target returns, property preferences, and deal requirements.

Let Apers build it

Apers extracts the key details and creates a structured playbook for you.

What to Include

When describing your strategy, try to cover:

Example Descriptions

Example 1: Multifamily Value Add
“We target value-add multifamily in the Southeast US. Deal size between 20Mand20M and 50M. Minimum IRR of 15%. Prefer properties built after 1990 with renovation upside.”
Example 2: Industrial Core Plus
“Looking for core plus industrial and logistics properties in major distribution markets. Target 10-12% levered IRR. Deal size $30M+. Prefer long-term leases with credit tenants.”
Example 3: Opportunistic Mixed Strategy
“Opportunistic strategy across multifamily, office, and retail. Focus on distressed assets or repositioning plays. Target 20%+ IRR. Markets include Texas, Florida, and Arizona.”
The more detail you provide, the better Apers can structure your playbook. You can always edit the playbook after Apers creates it.

When to Use Express Mode

Express Mode is great when:
  • You want to get started quickly
  • You have a clear strategy in mind but don’t want to fill out every field
  • You’re creating a first draft to refine later
If you need full control over every detail, use Precision Mode instead.
